A perfectly decent place to stay and great value for money
I was there 6 nights for a conference near Heian shrine. Location was reasonably convenient for my conference. The hotel is not fancy, and the staff only speak a little english (but we got by OK). My room although small and with a view of a carpark was comfortable and had everything I needed. There's a supermarket over the road and a Lawson's convenience store less than 5 mins walk to your right as you go out the entrance (good option for an ATM). I didn't use the restaurant, or the public bath house (my Japanese friend said the bath house was fine except that the lights were too bright). Aircon and wifi were fine unlike the reports from other reviewers.
It would have been nice to have other drink options than green tea in the room. There's not many local dining options nearby. To avoid searching further I got food from the supermarket.
